COASTAL MODERNIST

This extensive renovation draws on a strong mid-century influence, reworking the existing structure with a focus on clean geometry, refined materiality, and indoor–outdoor connection. The original framework provided the foundation, while new architectural elements introduced a renewed identity that strengthens both the home’s presence and performance.

RENOVATION

DETAILS.

Set in the heart of Mount Maunganui, this renovation reimagines an existing home through a contemporary coastal lens, subtly guided by mid-century influence. Natural stone, Sioo:x finished Abodo cladding, and refined fascia profiles introduce texture and long-term durability.

At the boundary, custom architectural fencing defines the entry to the home and sets a refined tone. Beyond this, floating LED-lit concrete steps guide you toward the front of the home, creating a considered transition that reflects the craftsmanship found inside.

Inside, natural materials and a pared-back aesethetic soften the architecture, while the designer kitchen and adjoining scullery form the true heart of the home — anchoring daily living, enhancing functionality, and setting the tone for the refined spaces that unfold around it.

The main living spaces are shaped around connection and flow. Stacking sliders open the kitchen, dining, and lounge directly to the outdoor seating areas, extending daily living beyond the interior and creating a seamless indoor–outdoor experience. A bar nook within the lounge supports entertaining and elevates the social atmosphere of the ground floor.

The stairwell becomes a sculptural and structural feature in its own right. A steel-and-timber stair spine threads through the treads, offering clarity and crafted expression, while architectural lighting introduces depth and shadow, subtly guiding movement between levels and accentuating material transitions throughout the home.

Upstairs, the private level is designed as a true luxury retreat. The master suite entry is elevated by a flush, floor-to-ceiling door, opening to a haven with a restful palette and white shutters.

 

A generous walk-in wardrobe and a spacious ensuite finished in floor to ceiling travertine stone tiles with flush skirtings complete this sanctuary. A private lounge, compact kitchenette, and dedicated gym further enhance comfort and convenience—perfect for quiet mornings, slow afternoons, and restful evenings within this refined upper-level living zone.
