

Nestled into the hills of Okawa Bay on the edge of Lake Rotoiti, this new build is part of a multi unit development with two homes being built side by side on the lakefront.
Key project DETAILS.
One of the defining complexities of this project lay in the groundwork before construction could begin. Multiple resource and building consents were required to re-contour the land, retain existing slopes, and rejuvenate the lake edge — including approval for a new jetty, alongside consents for both the main residence and accompanying boat shed.
This process involved close collaboration with Rotorua District Council, Bay of Plenty Regional Council and Te Arawa Lakes Trust — ensuring the project was carefully considered within its environmental and cultural context.
The architectural language draws inspiration from traditional lake-edge boat sheds, reinterpreted through a refined, contemporary lens. Strong 40-degree gable forms cascade down the site, anchoring the buildings into the landscape while reinforcing a sense of connection to place. Darkened exterior finishes allow both this home and its neighbouring counterpart to recede into the surrounding native hillside.
Sustainability was integrated from the outset, with a full solar system installed and a considered approach to water management — capturing and filtering stormwater before it returns to the lake and is reintroduced into the home’s domestic system.
Internally, the material palette is driven by the surrounding environment — a composition of natural stone, marble, timber and wool that reflects the tones and textures of the lake edge.
Charleston stone, sourced from New Zealand’s West Coast, features prominently in both dry stack applications and horizontal crazy pave flooring, creating a cohesive link between interior and exterior spaces.
While modest in footprint, the home is highly functional, accommodating up to sixteen guests across four bedrooms, including custom-built bunk rooms.
Open plan living spaces are oriented to capture uninterrupted views across Lake Rotoiti, with a central fireplace — clad in Charleston stone — providing both a visual anchor and year-round comfort.
A ducted climate system ensures efficiency and comfort, while the home extends seamlessly into generous outdoor living areas.
A covered portico with a fully equipped outdoor kitchen and bar, sounds system creates a natural gathering point — making this lakeside retreat equally suited to summer entertaining or winter escape.
